Ten-X Hosting Sale of 1.5 Million S.F. Office Campus Outside Chicago
Ten-X is teaming with Jones Lang LaSalle to sell the high-end Midwest Corporate Campus in Harvard, Illinois
IRVINE AND SILICON VALLEY, Calif. – March 28, 2016 – Ten-X (formerly Auction.com), the nation’s leading online real estate marketplace, will offer Midwest Corporate Campus for sale on its new Ten-X Commercial platform April 18-20. The 1,527,857-square-foot property is in Harvard, Illinois, about 2 hours from Chicago and Milwaukee. Optima Ventures, LLC is the seller. Mark Kolar of Jones Lang LaSalle is teaming with Mark Carbone and Terry Rochford of Ten-X to bring the asset to sale.

The 325-acre Midwest Corporate Campus is located at 2001 North Division St. (Route 14). It was built in 1997 as a regional headquarters, manufacturing, assembly and distribution campus for Motorola and is currently vacant. The property comprises four buildings: a 619,590-square-foot, two-story manufacturing building (formerly used for meticulous cellular phone assembly); a 355,315-square-foot distribution building; a 407,347-square-foot, five-story Class A office building; and a 165,605-square-foot, two-story central services building. Another 63,000 square feet of high-base warehouse space with a 15,140-pallet storage capacity also is included, as well as an integrated tote/carton conveyor system connecting the manufacturing and distribution buildings.

This property could potentially bring hundreds of jobs to this area, servicing employees from Central Midwest cities such as Chicago, Milwaukee, Madison and St. Louis. There are very few limitations with an asset of this type and quality.”

The property’s amenities include two on-site daycare facilities, a 1,100-capacity cafeteria, rooftop and ground-level heliports, fitness center with dance room, and a 500-person auditorium. Onsite finishes include ponds and trails for running and biking. A portion of the asset’s acreage also is open to additional development opportunities. Parking includes 7,000 surface spaces and 28 underground executive spaces.
